Shalimar Supporters,
Attached below are the documents from the latest submittal to the City of Tempe for development of the Shalimar Golf Course property. The new package has no significant zoning or density or use changes from the initial submittal. It remains high density: 68 for sale single-family homes, 43 for rent single-family homes, and 166 for rent townhomes. Approximately 1100 parking spaces.
The letter of explanation states that the purpose is to solicit any further technical requirements from the planning department as the developer explores their options. The requested rezoning remains from AG to R-1 PAD (which provides the most flexibility because the standards are left up to the applicant to propose).
Note that building heights vary from 20’ for single story detached; to 27’ for 2-story detached; to 30’ for two story town homes and 40’ for 3 story townhomes. Note that the letter states that the green belt walking path is offered to ‘the residents of Shalimar’ without details of how that happens in a gated community.
