Save Shalimar Update May 2026

Supporters of Save Shalimar –

Hard to believe but it has been almost one year since BB Living held their ill-fated neighborhood meetings. Since then, the developer and owner have done nothing. Well almost nothing.

They have let the property continue to deteriorate. They have stood by as an entire ecosystem of wildlife has experience the death of their decade’s old habitat.

They had a tax assessment assigned to the property of $910,000/year that they are now paying because they no longer enjoy the tax benefit of a golf course. They have challenged the Maricopa County Assessor, and the assessment has been upheld in two reviews. They have filed a suit in superior court against both the Maricopa County Assessor and the Arizona Department of Revenue. Reference civil cases: TX2025-000337 and TX2025-000451.

They have been forced to maintain the property to the minimal standard required of property owners in Tempe.

They have a suit against them (Shalimar Country Club Inc and M2E, LLC) alleging negligence, private nuisance, and seeking injunctive relief. Reference civil case: CV2026-013267.

They have lost any perceived support of the Tempe City Council for rezoning to enable their proposed high-density, rental centric, green-space destroying, traffic generating, Tempe icon killing development proposal.

They have forgone sale opportunities that would make them millions, opting to fight for what they believe to be their entitlement at the cost to so many.

They have taken millions of dollars in equity loans out on the property, loans that will require servicing.

Pride comes before the fall. At least it is costing them to punish the neighborhood, community, and city.

Bad behavior will not be rewarded with a rezoning. The neighborhood and larger Tempe community will not back down.

Sell as zoned.

Current timeline:

Before June 11th, 2026, the owner and developer will need to decide how to proceed with their proposed project. The developer will need to either remove the proposed zoning change signs if they are not moving forward with the project, or they will need to revise the signs based on any proposed changes made. The developers are aware that the prior neighborhood meetings will no longer qualify for the project if the required hearings have not been scheduled within the 1-year period.

If new developer neighborhood meetings are scheduled, we will be prepared and will again ask for all your support to let the owner and developer know how the community feels.

The Shalimar Association / Save Shalimar Campaign will continue to keep the community updated with any changes or breaking news.

We all still hold out hope for a resolution. There are solutions to the Shalimar situation, but it requires a willingness to collaborate, some compromise, and commitment to finding a mutually beneficial outcome.

    It is great to hear that the development is not progressing, but very sad to see the grounds continue to be neglected.

    The hot dry summer will soon be here with no relief to the remaining trees, bushes and wildlife that struggle to survive.
