Important Legislation – Action Needed!

Senate Bill 1431 is a clear and present danger to Shalimar and essentially any proposed development in any Arizona city. SB1431 will be a state override of local zoning and design control, focused specifically on how homes can look and what cities can require in new residential developments. It will strip cities and towns of authority over home designs and subdivision features. This includes single-family homes and accessory dwelling units.

At its core, the bill basically gives a green light to developers to do what they want and bypasses city planning and citizen reviews.

It is a developers dream. No more having to deal with city councils, development reviews, and (best) those pesky people that live in the neighborhoods, communities, and cities that they want to build in.

Senate Bill 1241 is a proposal to bypass local government permitting and inspection through use of private permitting providers. This will weaken control over permitting processes and reviews. Nothing better than builders/developers hiring their own inspectors. Eliminate oversight. 

More flexibility and power to developers. Developers over neighbors, communities and citizens. 

Please take the time to simply let your representatives know these bills are not in alignment with allowing individual cities, communities and citizens control of how best to grow and expand via well-thought through development.

Why in the world would we want to make it easier for developers to do whatever they want to do? This is just insane. The state does not need to take away local control.
